Georgian residence permit through property: conditions, threshold and step-by-step process
Since 1 March 2026 the property threshold for a residence permit is $150,000. Here is which properties qualify, how value is confirmed and how to apply.

- The minimum property value for a residence permit is $150,000 from 1 March 2026. It was $100,000 before.
- What counts is market value from an accredited appraiser, not the contract price.
- Several properties can be combined. Agricultural land does not qualify.
- The permit is issued for one year and renewed while you keep the property.
- It extends to your spouse and children.
What changed in 2026
Georgia's property-based residence permit has existed since 2019. Amendments passed in 2025 raised the threshold from $100,000 to $150,000 from 1 March 2026.
Holders of permits issued under the old rules can keep renewing while they own the same property. New applicants must meet the new threshold.
Which property qualifies
- Apartments, aparthotel units, houses, townhouses, commercial premises and non-agricultural land.
- The property must be registered in your name in the Public Registry.
- Value is confirmed by a report from an appraiser accredited by Georgia's Unified National Accreditation Body. If market value is below the purchase price, the appraisal counts.
- You can buy several properties under $150,000 if together they meet the threshold.
- Off-plan property qualifies, but you can only apply once the building is complete and the unit is fully paid, registered and appraised.
Step-by-step process
- Buy property worth at least $150,000 at market value.
- Register ownership in the Public Registry at the Public Service Hall.
- Get an appraisal. An accredited appraiser usually issues the report in 2–3 working days.
- Documents: application form, passport copy with notarised translation, appraisal report, registry extract and photo. Biometrics are taken at submission; you may be asked to show the legal origin of funds.
- Apply at the Public Service Hall in person or through a representative with a power of attorney.
- Receive the decision and residence card. Standard processing is about 30 days, with faster paid options.
Timelines and fees
| Processing option | Time | Fee |
|---|---|---|
| Standard | 30 days | 300 GEL |
| Accelerated | 20 days | 450 GEL |
| Priority | 10 days | 600 GEL |
Plus the residence card (from 60 GEL), ownership registration and the appraisal (about 300 GEL). Fees are as of 2026 and may change.
Good to know
- The permit can be cancelled if you sell the property or its market value falls below the threshold.
- Citizens of many countries, including the EU, UK, US, Russia, Kazakhstan and Ukraine, can already stay in Georgia visa-free for up to a year. A residence permit is for those planning to live here long term, run a business or arrange documents for their family.
- Rules for moving to permanent residence in this category are worth confirming separately, as sources differ on timing.
