Top 5 Batumi districts for buying a seaside apartment
Key points
  • New Boulevard is the most active market, with over 6,800 deals in 2025.
  • The seafront and Seaside Boulevard offer branded hotels and passive income, at a high entry price.
  • Heroes' Alley balances price and proximity to the sea, with many instalment projects.
  • Khimshiashvili has new seaside projects priced below the centre.
  • Makhinjauri and Green Cape offer quiet, nature and prices below $1,500 per m²; better for living than nightly lets.

Batumi stretches along the sea from north to south, and its districts differ a lot: in some a square metre costs over $3,000, in others half that; some live on seasonal tourist lets, others are calm all year. Here are the five districts where people most often buy seaside apartments, and what each one suits.

How we chose

We looked at distance to the sea, market activity (number of deals), price level, amenities and rental demand. Deal and price figures come from Galt & Taggart's 2025 market review; for individual districts we give guidelines rather than exact statistics, since prices vary with view, floor and finish.

1. New Boulevard — the most active market

The southern extension of the promenade: a wide beach, modern seafront towers and a walkway along the sea. Galt & Taggart counts over 6,800 deals here in 2025, more than any other Batumi district. Prices are around the city average and the choice is huge, from studios to sea-view apartments.

2. Centre and Seaside Boulevard — seafront and brands

Rustaveli Avenue and the old part of the boulevard: beach, restaurants, major hotels. This is where apartments in branded hotels — Hyatt, Marriott, Wyndham — are built and run by hotel operators. Prices are above average, but tourist traffic is the strongest.

  • Pros: best views, hotel management, steady occupancy.
  • Cons: high entry price; the operator's fee takes part of the income.
  • Best for: hands-off income, a prestige purchase, residency (many options exceed $150,000).
  • In our catalogue: Alliance Centropolis, Alliance Privilege, Grand Life, Midtown.

3. Heroes' Alley — balance of price and location

The area around Heroes' Alley and Batumi Arena, close to the Public Service Hall and the Dancing Fountains. The sea is a few blocks away and prices are well below the seafront. Galt & Taggart counts about 4,000 deals here and in Khimshiashvili in 2025.

  • Pros: cheaper than the seafront, everything nearby, many projects with instalments.
  • Cons: dense high-rise development; not every unit has a sea view.
  • Best for: investing on a moderate budget, year-round letting.
  • In our catalogue: Calligraphy Towers (from $30,450), Graphic Residence, Dar Tower.

4. Khimshiashvili — southern Batumi with new projects

The southern part of the city around Sherif Khimshiashvili Street, closer to the airport and the New Boulevard. There are many new complexes here, including towers 100 metres from the sea, at prices below the centre.

  • Pros: new construction, affordable prices, close to the beach and airport.
  • Cons: the area is still being built up, and amenities are growing with it.
  • Best for: buying early in construction for price growth by completion, seaside living on a sensible budget.
  • In our catalogue: Strada (31 floors, 100 m to the sea, instalments to 2030), Lemon Garden, Compact House.

5. Makhinjauri and Green Cape — quiet and nature

Hillside villages north of Batumi: subtropical greenery, the Botanical Garden, views over the bay and low-rise buildings. Prices are among the lowest on the coast — Galt & Taggart puts Batumi's outskirts below $1,500 per m².

  • Pros: nature and quiet, views down over the sea and city, more space for the money.
  • Cons: you need a car; less tourist traffic for nightly lets.
  • Best for: year-round living, families, villas and townhouses with land.
  • In our catalogue: Villa Makhinjauri, iVillas.

What about Old Batumi?

The historic centre is the most expensive district — over $3,000 per m² according to Galt & Taggart. But there are few new projects and buildings are low-rise, so it suits new-build apartment buyers less well than the districts above.
